July Market Update
Orange County’s housing market is following its typical seasonal pattern as summer progresses. Inventory continues to increase while buyer demand has eased from its spring peak, creating a more balanced market for both buyers and sellers.
Active inventory has grown to 4,681 homes, while buyer demand has softened to 1,606 pending sales. As a result, the Expected Market Time has increased to 87 days, and approximately 37% of active listings have reduced their asking price at least once.
The luxury market continues to perform differently from the broader market. Inventory for homes priced above $2.5 million remains 16% lower than this time last year, yet buyers continue to be selective. The Expected Market Time for luxury properties has increased to 176 days, making preparation, strategic pricing, and professional marketing more important than ever.
